Our takeaway.
It’s early in the year and always difficult to make predictions. It seems that we are in more of a balanced market with some neighborhoods, mainly the newer communities seeing higher than normal numbers of listings. In contrast, some of the more mature communities have a lack of product. In some cases the cities policy of allowing multi-family units next to standard styles of housing has made some buyers and sellers nervous about what is going to be re-built next to them. More time is needed to see how these policies will impact the market in these communities.
If interest rates remain stable, the market should be busy again this year. Most predictions are for modest price increases. The condo market is a different story. Prices have dropped a bit and, in many cases, there is a surplus of units for sale in some complexes. Pricing to be competitive is crucial to being successful.
At the current time our side streets are almost impassable. Hopefully in the next week or so things will improve and it will be easier for us to get around. This will help for potential buyers who want to get out and start looking at properties.
